When PRTM, a leading Global Consulting firm, relocated their Waltham offices from 1050 Winter Street to the new 77 City Point in Waltham, MA, WB Engineers provided mechanical, electrical, plumbing, fire protection and fire alarm engineering and consulting services.

The space accommodates approximately 120 employees, with the potential for future growth. The high-end fit-out program includes offices, support areas and workspace, as well as meeting and multi-function conference rooms. This was a fast track design project.

WB completed our design using the building information modeling (BIM) software Revit. First we created 3-D drawings showing all of the existing conditions. Based on these drawings and the new architectural layout, we determined the placement for the MEP/FP systems. There were two aspects of our design that were particularly influenced by the BIM drawings. The first was the placement of the electrical conduit on the upper floors. Because we had the 3-D drawings, we were able to understand the electrical conduit layout on the upper floors and accommodate for it when we located the MEP systems. The second aspect of our design that was influenced by the BIM drawings was the placement of the ring duct. We were able to coordinate the layout of the ring duct and terminal units in order to avoid major sprinkler piping modifications.

There were many benefits of using Revit for this project. One benefit was that we could better coordinate with the architect and other consultants during the design phase, when it was easier and less expensive to make modifications to our MEP/FP systems layout. In addition, it also helped us layout the terminal units (VAV and fan powered boxes) in relation to the other building elements (lights, conduit, sprinkler piping, etc.).
