WB provided MEP engineering and technology consulting for the Nixon Peabody expansion project in midtown Manhattan. The project included expansion into one new floor of 25,000 RSF and a technology overhaul of the entire 100,000 sq. ft. leasehold. WB’s design reflected the client’s goals for the space and met the requirements for LEED Silver certification.
As part of the LEED process and an overall sustainability effort, WB provided fundamental commissioning services for the project. Fundamental commissioning was performed as required by the USGBC’s Energy & Atmosphere, Prerequisite 1. The goal of the testing process was to ensure proper functionality and installation of all mechanical, electrical, and plumbing systems. Our commissioning activities were coordinated with the Owner’s Project Requirements, the Basis of Design, and the operating requirements of all selected equipment.
One of the primary goals of the commissioning process is to resolve issues. Through the coordinated efforts of the design team and contractors, WB was able to identify and correct many energy consumption/personal comfort items.
The commissioning goals of long term energy and maintenance cost reductions were realized as a part of the LEED certification process for the project. For example, WB was able to help Nixon Peabody reduce energy costs by making modifications to the Information Technology cooling system. By implementing our recommended changes, both noise and energy consumption were decreased, and a quieter workspace with around-the-clock energy savings was created.
