L’Oreal’s New Jersey headquarters was design according to LEED-CI criteria. The space is approximately 147,000 sq. ft. The project consists of open and closed plan office spaces, conference rooms, break-out activity hubs, a Data Center, coffee bar areas, document services areas, standard back-office functions, and a company store. The Data Center is a tier 1, 1,000 sq. ft. Data Center which includes dedicated supplemental cooling, UPS system and pre-action sprinkler system. WB’s scope of work also included the design of satellite IT closets on all floors; these closets also have dedicated supplemental cooling.
WB has been responsible for the mechanical, electrical, plumbing and fire protection, as well as fundamental commissioning. WB also coordinated all of L’Oreal’s in-house technology and security requirements with Connell, the building owner, in order to issue one complete set of system drawings.
WB was brought into the project early to support early planning and value engineering, as well as several budgetary exercises. In addition, WB has worked closely with the core and shell MEP firm to avoid redundancy and maximize efficiencies and costs.
