WB Engineers provided mechanical, electrical, plumbing and fire protection design services for the fit-out of TSC Design Associates’ new 15,000 sq. ft. office space. The scope of the project included open and closed plan office spaces, a pantry, IT closet and printing room.
WB worked with TSC Design Associates to develop a design that met their goals of making sure that the MEP systems did not distract from the architectural design of the and achieving LEED-CI certification. One aspect of the design that made the first goal a challenge was that the space had high ceilings. TSC did not want any of the ductwork exposed. WB was able to develop a design the ductwork and then work with the manufacturer onsite to customize the installation in order to make sure it fit in the small area above the ceiling.
The LEED-CI goal significantly impacted WB’s design and consulting processes. We specified high-efficiency packaged air conditioning units, with variable speed drivers on all four units. The HVAC was zoned per LEED-CI requirements. We designed CO2 control systems throughout the space in order to comply with ASHRAE environmental air quality requirements. In addition, we assisted with the energy rebate application process.
WB also provided commissioning services for the project. We tested the MEP systems to verify that they were installed as specified and performed as designed.
