Brookfield Properties, New York, NY

When Brookfield Properties purchased a midtown Manhattan building, WB was hired to assess the existing cooling tower, and design a new cooling tower that would meet the goals of the new owner. The existing cooling tower was comprised of two towers serving two separate risers. WB determined that the existing tenant condenser water system had two significant issues. The first issue was that the existing system was in poor condition, the second was that the maximum capacity was only 500 tons and had no spare capacity for future use.

WB addressed these issues by designing two new cooling towers with double the capacity of the existing, and a chemical treatment system. The new cooling towers included new steel dunnage as well as primary and secondary condenser water pumps with variable speed control. Three new plate and frame heat exchangers were also designed to isolate the individual tenants’ equipment from the open cooling tower system. Our design also met Brookfield Properties’ goal of transferring some of the tenant condenser water load being served from the base building cooling towers over to the new tenant condenser water system.
